In order to assist you with your decision on your new home, we are providing a list of guidelines used to qualify applicants for residency in our properties. Nothing contained in these requirements shall constitute representation by A2 Residential LLC (“A2 Residential”, “we”, “us”) that all residents and occupants currently residing in our properties have met or currently meet these guidelines. Our policy is to require everyone over 18 to be a leaseholder; therefore, must be approved as a leaseholder. We make very limited exceptions. Qualification standards include but are not limited to the following criteria.
Applicants must present a valid government issued photo identification card for each person age 18 years and older that will be living in the property.
All applicants must have a combined verifiable source of income in an amount in accordance with current property guidelines no less than three (3) times the rental rate. If an applicant has no income, a guarantor must be obtained or the applicant may be denied. Accepted forms of income verification include two most recent pay stubs, offer letter or a tax return. Income which does not come from employment (examples; commissions, child support, etc.) requires written verification.
Our credit reporting agency evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory finding may result in the requirement of an additional deposit, guarantor, or denial.
If a guarantor is needed, he/she must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income in an amount no less than five (5) times the rental rate. A guarantor may be accepted for lack of rental history, lack of credit, or lack of income. The guarantor must pay an application processing fee, sign the Guarantor Addendum, reside in the United States, and may be subject to criminal screening.
Our investigation includes criminal background screening. It is possible your application may be denied due to criminal convictions or charges. We conduct background screening on leaseholders and occupants.
The maximum number of residents permitted to dwell in an apartment shall not exceed two (2) occupants per bedroom. The only exception to occupant limitations is anyone protected as familial status under Federal Fair Housing Guidelines. In this case, we will allow 2 persons per bedroom, plus one additional person in the home.
The maximum weight of the pet shall not exceed a gross weight of 90lbs. Weight will be determined based upon the most recent veterinary visit record. The animal must be spayed or neutered. No dog aged twelve (12) months or less is allowed. Fish are permitted, and are exempt from the weight limit, if they are housed inside an aquarium with a capacity not greater than twenty (20) gallons on a sturdy stand in a safe location, or on a shelf or table giving the aquarium enough support. We have final and sole judgment on acceptance of any animal. Residents are required to complete a profile for acknowledgement of not having or having pets on the property. Profile registration will be completed at https://a2residential.petscreening.com. Service Animals, as defined by the Americans with Disabilities Act and the Federal Fair Housing Act, are not considered pets; They are exempt from fees and restrictions.
NO tobacco or marijuana smoking is allowed inside of ANY of our rental homes. Under Federal law, marijuana remains a Class I Controlled Substance and therefore illegal under the Federal Laws. NC law and Federal law gives us the right to prohibit it. Marijuana use, possession, and/or growing is prohibited at all our rental homes and violators will be evicted per the Lease Contract.
Original rental rate quotes will be honored for five (5) business days. The rental rate quote is associated with the home’s availability at the time of your quote, move in date, and lease term requested. Any revisions or changes to the time of the quote, your move-in date, or lease term may require a revised quote which may result in a different monthly rental rate.
We reserve the right to request documentation for any information listed on the rental application. Falsification of information or omission of information on a rental application is grounds for denial and application fees will be forfeited.
